Terms & Conditions of Rentals

1. Definitions

  • "Property" refers to the rental property located at 107A Charlton Church Lane, Charlton, Greenwich, London SE7 7AB.

  • "Owner" refers to Annette Minihan, the legal owner of the Property.

  • "Guest" refers to the individual(s) renting the Property.

  • "Booking" refers to the reservation made by the Guest for the short-term rental of the Property.

  • “Business Day” means a day (other than a Saturday or Sunday) on which banks are normally open for business in London.

2. Booking and Payment

  • Bookings are only confirmed once the Owner has received full payment or a deposit (as agreed) from the Guest.

  • The full payment must be at the time of booking.

  • The ony payment method accepted is bank transfer.

  • A security deposit of £200 may be required and will be refunded within 3 Business Days after check-out, subject to any deductions for damages or breach of these terms.

3. Cancellation Policy

  • If the Guest cancels the booking less than 24 hours after booking, they will receive a full refund minus a £20 administration fee.

  • If the Guest cancels more than 24 hours after booking, no refund will be provided.

  • The Owner reserves the right to cancel the booking for reasons beyond their control (e.g., property damage or emergency repairs). In such cases, a full refund will be provided to the Guest.

4. Check-in and Check-out

  • Check-in time is from 3pm on the first day of the rental period.

  • Check-out time is by 10am on the last day of the rental period.

  • Early check-in or late check-out may be accommodated if agreed in advance and subject to availability.

5. Use of the Property

  • The Property is rented for residential purposes only and is not to be used for parties, events, or any unlawful activities.

  • Maximum occupancy for the Property is four people. Exceeding this limit without prior approval may result in termination of the rental agreement without refund.

  • The Guest agrees to use the Property in a respectful manner and ensure that no damage is caused to the Property or its contents.

  • The Guest must observe local laws and regulations, including noise ordinances.

6. Guest Responsibilities

  • The Guest is responsible for the security of the Property during their stay, ensuring all doors and windows are locked when the Property is unattended.

  • Any damage to the Property or its contents must be reported to the Owner immediately.

  • The Guest will be liable for the cost of any repairs or replacements due to damage beyond normal wear and tear.

7. House Rules

  • No smoking is allowed inside the Property.

  • No pets are allowed unless expressly agreed upon in writing.

  • The Property must be left in a clean and tidy condition. Failure to do so may result in additional cleaning fees.

8. Liability and Insurance

  • The Owner shall not be liable for any injury, loss, or damage to the Guest or their belongings during their stay at the Property, except where caused by the Owner's negligence.

  • The Guest is encouraged to take out their own travel insurance to cover personal belongings and any unforeseen circumstances.

9. Data Protection and Privacy

  • The Owner will process the Guest’s personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

  • Personal data collected from the Guest, including name, contact details, and payment information, will only be used for the purpose of managing the booking, providing the rental service, and complying with legal obligations.

  • The Guest’s personal data will not be shared with third parties unless required for the booking process (e.g., with a payment provider) or if the Owner is legally obliged (e.g., for tax or law enforcement purposes).

  • The Owner will take appropriate technical and organisational measures to protect the Guest’s personal data from unauthorized access, loss, or misuse.

  • The Guest has the right to access, correct, or request the deletion of their personal data by contacting the Owner at annetteminhan@gmail.com.

10. Governing Law

  • This Agreement shall be governed by and construed in accordance with the laws of England and Wales.

  • Any disputes arising from this Agreement shall be resolved in the courts of England and Wales.

11. Force Majeure

  • The Owner shall not be liable for any failure or delay in performing its obligations under this Agreement due to circumstances beyond its reasonable control, including but not limited to acts of God, war, strikes, or natural disasters.

12. Amendments

  • The Owner reserves the right to amend these Terms & Conditions at any time. The updated version will apply to any future bookings but will not affect existing confirmed bookings unless agreed upon by both parties.

13. Entire Agreement

  • This Agreement constitutes the entire understanding between the Owner and the Guest regarding the rental of the Property and supersedes all prior agreements, arrangements, or understandings.

By confirming the booking, the Guest acknowledges that they have read, understood, and agree to be bound by these Terms and Conditions.
